Martin, a frustrated beginner full-time real estate investor. Severed from a public utility company after 22 years of service it was clear that retirement was not in the near future for this 43 year old. A new career path was warranted and thus became the adventures of real estate investing along with other personal interests and hobbies. My training came from the late night infomercial guru Carleton Sheets. Yep, I'm right up there on national television, since February 2000, sitting right beside Carleton, telling my story. The Carleton Sheets program was a true God-send for my family and I. Carleton is the most down-to-earth person you could ever want to meet. After bidding on my first piece of real estate and getting the deal accepted is when I ran in to the hassles of obtaining mortgage financing for a residence that would not be occupied by the owner (also referred to in the mortgage industry as a non-owner occupied or n/o/o). Every where I went in search of financing demanded that I either put 20% down OR put my spouses name on the loan, or both... neither of which was acceptable! It was at that time that I decided to go in to the mortgage business to see exactly what all the hoopla was about. It appeared as though I just hadn't asked the right lenders or either I ended up talking with someone that was totally clueless! I was amazed to find that 100% financing programs DID exist for n/o/o and that "No Income Verification" (aka NIV) or "No Income No Asset" (aka NINA or No Doc) loans DID actually exist! It further amazed me to see how much of the money you pay for closing costs are actually junk fees, which are totally negotiable! Who knew?! At the Carleton Sheets TV shoot, I ran in to investors that all faced the same things I did. They were elated to begin using me as their loan source! Anyway, to make a long story short, I made my way thru the mortgage industry ending up with my own brokerage. I put my real estate investing career on the back burner while I did the mortgage stuff. I gotta tell ya that the mortgage loan industry is extremely stressful. If you own a brokerage, it involves 7 days a week, 10-15 hours per day. The money is great but it wasn't worth the burn-out, so I closed up shop and went back in to real estate investing full time. Now I had the tools and knowledge that I needed for my own personal benefit as well as to help new investors get started. So now, geared with a lot of information and know-how, I do real estate transactions and travel as often as possible! I belong to several national and state real estate investment clubs and read everything I can on investing in residential, commercial, and industrial real estate. I am currently in the process of starting a local real estate investor chapter in the southwest region of Virginia. The site also offers properties that I personally have an interest in, or own, and am willing to sell on a rent-to-own basis. In addition, I assist new real estate investors with my knowledge of the ups and downs of investing, including but not limited to getting started in real estate investing, flipping, wholesaling as well as tenants, land contracts, rent-to-own and owner financed deals. Also offered are links or services from professionals that I have personally used or know of and links to other favorite sites, unrelated to real estate. I am currently undertaking the implementation of a non-profit organization, Dream Home Foundation Inc., DREAM is an acronym for "Develop Real Estate to Accommodate Many", that will build apartment complexes for handicapped, senior citizens, and families on fixed income, as well as accommodate "work force" wage earners making less than $65,000 per year. Our first project is located in southwestern Virginia off I-77 between Bluefield, Virginia/West Virginia and Wytheville, Virginia.
